The Subcontractor Center manages subcontractor's information including their contracts, invoices, payments, retention, and change orders.

Red Flag Alerts

Enter a new invoice or issue a new subcontractor agreement and ComputerEase automatically checks your records to verify the subcontractor's Workers Compensation insurance or general liability insurance is current. If this information is missing or records indicate the insurance is or may be expired an automatic alert or "red flag" appears. This allows you to generate template-driven letters requesting updated insurance information.

Managing Retainage

When you award a job to a subcontractor, ComputerEase can automatically generate a complete subcontractor agreement for the job including the percentage amount of retainage for the job. This retainage rate, set in the contract, carries over throughout the job. When an invoice is generated that is tied to a subcontract agreement, the retainage is automatically deducted and then accounted for appropriately. You can easily see how much retainage is being held for all subcontractors, a specific contractor, or a specific job.

By tracking retainage accurately throughout the system, ComputerEase helps you ensure that you follow the best accounting practices, that your job accounting is accurate, and that appropriate retainage amounts are identified when the jobs are complete.

That's a feature that we use uh, with our, our larger company more than, than the smaller company, but uh, it's a wonderful feature. It prints out with the check, and uh, we mail that to our, our vendors and uh, we're able to track. Because you need the lien waivers uh, most of the time before you can submit, submit your next month's billing. So it works out really well. It used to be you had to do all of that stuff manually, uh, and type all of that information in. The only thing you have to do now is you have to uh, when you set your vendor up, you know, click equipment, or supplier, or sub and you get out the exact waiver that you need. And it does allow you to uhm, to edit if you need to, which is nice.
